Fall is coming fast and will provide some wonderful activities for the families of Isle of Palms, Sullivan’s Island and Mt. Pleasant to enjoy!

The Isle of Palms Recreation Department is offering the following activities. Registration is required for most events listed below. Call 884-8294, or visit www.iop.net.

Athletics

3 ON 3 BASKETBALL: Open to ages 16 and over. Tuesday and Thursday at 7, 8 and 9 p.m. $60/team. Registration: Sept. 3-21.

MEN’S FALL SOFTBALL: Captains meeting: Today at 6 p.m.

Programs

FENCING: Open to ages 12 and over. Tuesdays, beginning Sept. 11. 5:30-6:30 p.m. $50/six-week session.

SALSA DANCING: Open to ages 16 and over. Thursdays, beginning Sept. 6. 7-8 p.m. $40/month.

BELLY DANCING: Open to ages 12 and over. Tuesdays, beginning Sept. 11. $45/six-week session.

TUMBLING: Open to age 6 and over. Tuesdays, beginning Sept. 4. 4:15-5 p.m. $45/month.

BALLET: Open to ages 2-3. Mondays, beginning Sept. 10. Noon-12:30 p.m. $45/month.

Beach Sweep/River Sweep is South Carolina’s largest one-day volunteer cleanup event of its kind. Every 3rd Saturday in September, from 9 a.m. to 12 p.m., thousands of South Carolinians clear beaches, rivers, lakes, marshes, and swamps of aquatic debris. The cleanup, organized by the S.C. Sea Grant Consortium and S.C. Department of Natural Resources, has taken place annually since 1988 – when Sea Grant first started it. The Sweep takes place in conjunction with the International Coastal Cleanup, coordinated by the Ocean Conservancy. Once the Sweep is over, The Ocean Conservancy tallies all of the debris data. This data helps us learn the sources of litter so we can stop pollution before it starts.

Why pick up trash?There’s always going to be garbage, right? What difference does it make? Aquatic debris is dangerous. Seeing the effects of it first-hand, by participating in the cleanup, can demonstrate that. Litter is a danger to our wildlife, our safety, and our economy.

South Carolina is lucky to have such a vast amount of wonderful aquatic resources. We are home to a diverse wildlife population. Our state’s economy thrives on the tourism industry. However, if we don’t care for our natural resources, they simply won’t be there. Can you imagine a future in which your children or grandchildren won’t be able to enjoy our beaches? Won’t fish? Or boat? If we don’t address the consequences of our throwaway, disposable lifestyle now, these grim possibilities could become our reality, experts tell us. Don’t let it happen!

Isle of Palms was named as a Blue Wave Beach for the 2007-2008 season, the sixth year in a row! This award was given by the Clean Beaches Council in Washington, DC, for our cleanliness, safety and good public access. No matter what your age, come out and participate in ”sweeping” our beach on September 15th. See you there!

Time Share Sales Growing

The following article holds true for the East Islands near Charleston; the Isle of Palms, Sullivan’s Island and Wild Dunes. According to Realtor Magazine Online, time shares are selling at a record pace. Florida is particularly hot.

David Siegel, CEO of Central Florida Investments which owns the Westgate Resorts time share group says sales have risen 25 percent this year over last. In addition, a recently released study by Price Waterhouse Coopers reports that sales of new time shares in Florida rose from $1.6 billion in 2002 to $2.6 billion in 2005.

Howard Nusbaum, president of the American Resort Development Association, says people have become comfortable with the idea of owning a week-a-year property, rather than the whole thing.

“The Baby Boomers and those that follow them…..these are the people who are used to buying pizza by the slice” he says. Uncertain economic times contribute to the appeal of time shares, because they lock in the cost of a vacation. “These affordable investments that can be financed over five to seven years.” They are also seen as a hedge against the future inflated costs of vacations.

Response to “Good Credit, Good Luck”

In response to the “Good Credit? Good Luck” article by Peter Hull in the 8-26-07 issue of The Post and Courier, there are still a number of reputable mortgage bankers that buyers can contact. I represent Guaranty Bank, (fsb- Milwaukee, WI) doing business locally in Mount Pleasant, SC as Home Mortgage Choices. We have been Prudential Carolina Real Estates lending partner for over 13 years.

This credit crunch that has resulted in cancelled closings, overnight bankruptcies and underwriting changes across the board has significantly increased our business for August. There are numerous mortgage products available, if you work with a knowledgeable loan officer with the stability of a bank behind them, you’ll be fine.

I personally saved 4 loans in August and closed each of them within 48 hours with funds. I maintain a 100% on-time, funded closure rate and have no intentions of blemishing that record now.

Yes, you have to be able to afford the property you are buying and don’t expect a bank to just take your word for it. And unless Susan Brooks (Good Credit? Good Luck, 08/25/07) has some serious outstanding credit issues, we can finance 20% down, fully documented, primary residence transactions all day long. Buyers! Don’t be frightened – as I tell my realtor partners, before someone goes out looking for a new home, bring them to me. Let’s have them fully approved, lock them into a product (to avoid it becoming unavailable later) and set realistic expectations up-front for everyone.

We continue to offer 100% financing, VA, FHA, state housing, jumbo (loan amounts greater than $417,000) and stated income loans, yes, stated income.

Granted, last years buyer with a 580 credit score, 1-day out of a bankruptcy, open collections and the inability to verify income is out of luck. This is not an exaggeration.

This month, I approved, closed and funded (on-time) a buyer with a 579 credit score, 2×30 day late payments in the last 12 months on a credit card, 10% down, fully documented with a Fannie Mae single lien loan with mortgage insurance. And don’t be afraid of mortgage insurance, for certain buyers, it is tax deductible.

Yes, closings will be cancelled, the mortgage brokers that have popped up in recent years will cease to exist, and some banks will halt wholesale and correspondent lending operations and may eventually leave the industry. But there are lenders that will survive. Guaranty Bank has an excellent management group, a smart, quick product development team and years of experience navigating through change. Our bank and others that manage cautiously in the coming months will remain competitive and all along the way closing and funding new loans.

Buyers, realtors – make sure your loan officer is a) local – do not go on-line and don’t use an out-of-state lender b) backed by a bank – banks maintain 100% control of your transaction – I suggest staying away from mortgage brokers in today’s market – each loan I saved this month was from a broker and c) make certain you use someone you trust.

If you don’t have someone you trust, call me – I’ll work hard to earn it.

The market is changing and no one can tell you with certainty what the outcome will be, but don’t let the negative media stop you. Talk to your loan officer and find out if buying a home is right for you. Guaranty bank (dba Home Mortgage Choices) has been operating since 1923 – I have zero concern with my job security.

The American dream of owning a home is not lost, only the fantasy of owning the one you can’t afford.

Dogs and Charleston Beaches

It is prime beachgoing season with the summer wrapping up and many people like to spend time at the beach with their four legged friends. Both current residents and new ones need to know the rules to follow.

Here are the policies for dogs at Isle of Palms, Sullivan’s Island and Folly Beach as we move into fall.

Sullivans Island:
The summer dog ordinance is in effect April 1-October 31.

- Dogs may be on the beach without a leash from 5am – 10 am
- No dogs allowed from 10 am – 6 pm
- Dogs may be on the beach on a leash (no longer than 10 feet) from 6 pm – 5 am

Isle of Palms:
Leash Laws: Dogs are welcome on the beach year-round. Leash laws are in effect every day except from the hours of 5 am.-8 am. Dogs are expected to be under voice command of their owners when off their leashes.

Folly Beach:
From May 1st through September 30th, dogs are not allowed on the beach between 10 am and 6 pm. They must be on a leash between 6 pm. and 10 am.

And remember to always clean up after your pet! I look forward to seeing you and your canine friends at the beach!

HURRICANE FACTS

Hurricane Facts
Here on the Charleston coast we’ve been told our insurance rates must increase significantly to cover the astronomical costs of repairs associated with the devastation of hurricanes. This past spring, a statement by a Farm Bureau spokesman stated that “South Carolina is like a bulls-eye for hurricanes”.

An attention getting statement indeed, but a look at the historical facts presents a much different picture.

These are the statistics as reported by Henry Lowndes, Jr., President of C.T. Lowndes & Company, a long standing insurance company in Charleston. Since 1900, only four major (category 3, 4 & 5) hurricanes have hit South Carolina – an unnamed storm in 1906, Hazel in 1954, Gracie in 1959 and Hugo in 1989.

During the same time period South Carolina was experiencing four major storms, Florida had 27, Texas 17, North Carolina 11, Mississippi 6 and Alabama 6. Even the northeast region of New York, Connecticut, Rhode Island, and Massachusetts combined have been hit more times than South Carolina – a total of seven over the same time period.

So, if you are worried about hurricanes but love being at the beach, South Carolina turns out to be a good place to be. What better spot to enjoy ocean waves, glamorous spa resorts with world class golf, fine dining on a par with major metro areas and still be in an easily accessible coastal area experiencing the lowest incidence of hurricane!
